Dunlora Gates Update

Present: Jim Gates (the property owner & developer), Caleb Stowe (co-partner & realtor), Al Reynolds and Dianne Gagliano. The developers had a conceptual drawing of the project and an artist’s rendering of the triplex’s front view.
Dianne has possession of both items and will share them upon request.
Keypoints:
• The development is located at the ends of the two Townbrook Crossings and when completed will form an 18 ft. wide interconnected circle drive.
• Of the 7.85 acres project, only 4.57 are buildable due to the “critical slope” at the back third of the parcel. Those 3.28 acres will be maintained as “open space”.
• This project has been redesigned from the “earlier approved” six duplexes and one single family home to a total of six triplexes (18 units), with a 20 foot setback from the street. This redesign is keeping the same number and size of buildings that were earlier approved by the County.
• Each unit will be 1½ stories, approximately 2,000 sq ft floor plan and will offer one-level living. At least half of the units will have walkout basements.
• The outside of the buildings will be brick, and the architectural design will be “compatible” with Rivercrest architecture and should blend both neighborhoods together.
• A dry sediment/retention basin will be installed on the southeast section of the development for storm water collection and management.
• A single builder (unknown at this time) will be used to build all 13 residential sites.
• A sidewalk will be installed according to the approved County plan.
Dunlora & Rivercrest Impact:
• The project start-up is targeted for late April.
• Construction traffic will enter on Dunlora Drive and go through Shepherds Ridge Road into both Townbrook Crossings Rivercrest which are the only accessible route to the building site. Due to the limitation of the 18 ft. wide circle drive, the developer agreed that a one-way traffic flow be instituted, when possible, during construction to minimize damage to the existing Rivercrest property.
• Most of the 4.57 buildable acres will be clear cut and mass graded.
• 70% of the existing north facing retainer wall (which is owned by Mr. Gates) will be removed and stepped down to blend the grade. The existing west facing retainer wall will remain intact.
• The developer is seeking a 25ft “construction easement” (from Belvedere Trust) at the south end of the west facing retainer wall to blend the elevated knoll between Rivercrest and Dunlora Gates. Disturbed areas on or near Rivercrest property will be landscaped by the developer.
• Mass grading for the road and installation of the infrastructure (water, sewer, and electricity) will have the greatest impact on our neighborhood in the form of dust and noise. To minimize tracking mud onto the streets, the trucks will go through a “tire wash rack” as required by County Codes. Additionally, the streets will be washed down when they become muddy. No other dust control measures are planned for at this time.
• Every effort will be made to keep vehicles on the paved surfaces. Any damage to Rivercrest property (e. mailbox) will be corrected by the developer. (The County only requires a bond for road damage.)
Other Information:
• The earlier Dunlora Gates project plans were approved by the County Planning Commission and the County Board Supervisors months ago. Therefore, the revised proposal for this project need only be submitted to the County Engineering Department for their administrative approval on 28 January.
• The developers are receptive to having Dunlora Gates become part of both Dunlora & Rivercrest Community Associations. They would be required to pay an entry fee for each of the 18 dwellings to Dunlora Community Association. This fee will grant access for Dunlora Gates residents to such existing Dunlora amenities as its swimming pool, tennis courts, clubhouse, exercise room, playing field, gardening plots and network of hiking trails.
• The developers plan to do presentations for the membership during the upcoming Dunlora membership meeting (probably in March) and for the concerned Rivercrest residents who will be mostly impacted this project.

Dunlora 2008 Community Directory Update

   The Dunlora Directory is being updated in 2008 to include our many new residents. Of the 375 homes, about 164 have not returned their questionnaires. In order to publish the new directory by March, it is vital that the missing questionnaires be obtained. Please mail or drop them off to Chuck Gagliano at 2238 Shepherds Ridge Road within the week. Even if your information has not changed, we still need your questionnaire returned and stating "No Changes" for our records. If you have misplaced your questionnaire, contact Chuck at 964-1939 for another one, or look on the website in the "Forms" page for an MS/Word copy you can download, complete, and return to Chuck.

Community Directory Volunteers Needed

   We are still looking for additional volunteers to join our Dunlora Community Directory Committee. We currently have seven volunteers who will be going door-to-door asking for missing questionnaires next weekend. We could use some additional volunteers to divide up the workload.

Excerpts from a Cat's Daily Diary .....
Day 983 of my captivity.
• My captors continue to taunt me with bizarre little dangling objects.
• They dine lavishly on fresh meat, while the other inmates and I are fed hash or some sort of dry nuggets. Although I make my contempt for the rations perfectly clear, I nevertheless must eat something in order to keep up my strength.
• The only thing that keeps me going is my dream of escape. In an attempt to disgust them, I once again vomit on the carpet.
• Today I decapitated a mouse and dropped its headless body at their feet. I had hoped this would strike fear into their hearts, since it clearly demonstrates what I am capable of. However, they merely made condescending comments about what a "good little hunter" I am. HUH!?!
• There was some sort of assembly of their accomplices tonight. I was placed in solitary confinement for the duration of the event. However, I could hear the noises and smell the food. I overheard that my confinement was due to the power of "allergies." I must learn what this means and how to use it to my advantage.
• Today I was almost successful in an attempt to assassinate one of my tormentors by weaving around his feet as he was walking. I must try this again tomorrow -- but at the top of the stairs.
• I am convinced that the other prisoners here are flunkies and snitches. The dog receives special privileges. He is regularly released - and seems to be more than willing to return. He is obviously retarded.
• The bird has got to be an informant. I observe him communicating with the guards regularly. I am certain that he reports my every move. My captors have arranged protective custody for him in a elevated cell, so he is safe.
